What is a Real Estate Counselor?
Although real estate counseling has been practiced by real estate practitioners for a number of years, it has only been recently that real estate professional have recognized counseling as a much-needed part of the real estate practice and entitled to its own definition as a specialty .
Where the real estate broker traditionally has been employed by the seller, the purchaser of real estate has generally not had specific assistance by a professional whose clear and sole duty was to protect the interest of the purchaser. In many cases the purchaser relied upon the advice and counsel of the broker, who in most cases was employed by the seller and owed his/her duty to the seller.
Real estate regulators have for years recognized the problem, and have written specific rules regulating the practice, and require their licensees to complete specific education on the subject to protect the public.
For the first time the purchaser will have available a highly trained professional whose interest is solely that of the client, not necessarily seeing that a commission is earned.
The real estate counselor may be employed by either the seller or purchaser, and is bound by law and the code of ethics and standards of practice of this association to protect the client, in either case. In many cases the counselor is specifically employed by the purchaser to protect the purchasers interest in a pending real estate transaction.
